We were awarded a design-build contract for this expansion, based upon owner’s outline specifications and our design-build concept from our collaboration with KJG Architecture. This project was subject to the Factory Mutual insurance requirements, which are more stringent than standard building codes. Entire project needed to be built without disruption of ongoing production and shipping logistics. Attention was given to sequencing of key activities. Key items were installation of temporary INDOT entrance, site drainage, and drive stone. This also included upgrading 260 tons of cooling HVAC for existing production. One of the first issues encountered was a very soft layer of soils that required the installation of rammed aggregate piers. Additionally, use of soil stabilization was incorporated on drives and building pad to ensure construction progress and Donaldson’s transportation could continue unabated through the winter months. Warehouse portions that included 30 new dock positions and finished offices were handed over first with partial occupancy coordinated with local inspector. Special attention was given to quality & design of finishes in 2-story office space at front main entry that visually ties the new warehouse to the existing. The finishes were a collaboration between KJG’s interior design capabilities and input from Donaldson’s corporate facilities on colors & materials. This created a unified feel throughout the office while incorporating a variety of textures in colors within Donaldson’s standard palette. As the office was wrapping up, the temporary INDOT entrance was converted to a permanent INDOT entrance to segregate semi-truck traffic from automobile traffic. Peak manpower working on site reached 60 personnel. New warehouse and office spaces are filled with racks, product, and personnel ready to serve Donaldson’s expanded needs for years to come for better work flow both inside and out.
